Codina Partners Breaks Ground on Sevilla at Downtown Doral, Secures $100M Construction Loan

Codina Partners has broken ground on Sevilla, a seven-story, 412-unit residential tower in the heart of Downtown Doral, a 250-acre mixed-use community. As the first lifestyle-focused mid-rise of its kind in the area, Sevilla is designed to meet the increasing demand for upscale, amenity-rich living in one of Miami-Dade’s fastest-growing cities.

To support the construction of Sevilla, Codina Partners secured a $100 million construction loan financed by Regions Bank, in conjunction with Ocean Bank. Regions Bank will fund 65% of the loan, while Ocean Bank is providing the remaining 35%.
Located at the corner of NW 53rd Street and NW 52nd Terrace, the development site spans 4.2 acres and is just one block from UHealth’s new Ambulatory Center, a 150,000-square-foot facility offering comprehensive outpatient services.
Sevilla will offer a range of 1-, 2-, and 3-bedroom units spanning 720 to 1,708 square feet. Residents will enjoy more than 15,800 square feet of common areas and premium amenities, including:
· A resort-style pool deck with a large beach-entry pool, private cabanas, BBQ stations, and outdoor lounges
· A serene zen courtyard and a spacious dog park
· A rooftop wellness deck with pickleball courts, a yoga yard, walking path, and plentiful seating

· A state-of-the-art, two-story fitness center
· A dedicated ride-share lobby
The development will unfold in two phases, with the first phase welcoming move-ins starting in Q1 of 2027, and full project completion by Q3 of 2027.
Earlier this month, Codina Partners announced the launch of Codina Partners’ Multi-Family Property Management Division, an in-house property management group overseeing operations across its growing residential portfolio, including Sevilla. The division supports the firm’s vision to deliver a fully integrated, high-quality living experience across its multi-family assets. In January, the firm also announced a significant $124 million refinancing deal on its Palma Tower lifestyle complex, making it the sole owner of both buildings, and, through it’s new Multi-family Property Management Division manages the 459-unit lifestyle center.
